Renter pays all other utilities (water, electric, internet etc), lawn to be maintained by tenant. No smoking inside of house or studio building, no pets allowed in the pool. Children to be supervised by an adult when in/near the pool. Property gates to remain closed when not in use for pool safety purposes. Rent due 1st of each month, lease is for 6 months, thereafter monthly. 60 day notice of intent to move to be given to Owner. 30 day notice provided to renter to vacate the premises if rent is not paid in full no later than the 4th of the month, if the need arises for the Owner.then a 60 day notice will be given to renter to vacate. Any damages to be reported within 24hrs. Structural damage to be reported immediately. Renter to get renters insurance to cover there personal belongings/liability. No parking allowed on/near ground water meter per Cities need to read at any given time. No extended parking allowed on front lawn. Damage to pool screen or pool equipment caused by renter or renters pets to be fixed at renters expense in a timely manner within 30 days for screened cage, 7 days for pool equipment. Appliances to be repaired/replaced by Owner in cases of normal wear and tear, damages caused by Renter shall be repaired/replaced at renters expense. If lease is under the furnished agreement then Furnishings to be replaced by renter if damaged. Original furnishings to be given to Owner if replaced. Renter to provide Owner a key if any door locks are changed. Interior painting to be approved by Owner prior to painting. Kitchen/bathroom cabinets are not to be painted. Sub leasing not allowed without Owner approval. Renter to be main occupant whereas a new lease will need to be signed and modified if anyone (prior approval needed) other than original occupants are to be living in the home.
