I need to know folks want to find the right room for them, not just any roof over their head and are willing to take the time to read about this housing opportunity. 3 rooms are currently available so if the ad is up, space is available. You read that right! This listing is for a home in South Tacoma that is a cohabitation environment: Working adults & full-time students, living together in a shared home. To make things easier and save time, we're including the bare minimum requirements first so individuals who may be interested can decide if this is a match for them or not. This arrangement requires individuals to possess the following things to be considered: An understanding that all replies should include answers to the questions at the end of this post, only after reading the remaining bullet points. A full-time job or be a Full-time student Ability to document income sources as we will verify them able to submit Work history for the last 3 years able to submit address history for last 3 years able to pay 1st month and last month's advance rent (depending on employment and rent history a damage deposit also may be required). have recent rental references in good standing. able to submit and pass a background check with a Tenant Screening company that we select. an ability to be very clean: if you cook, you must be willing to clean immediately. an ability to participate in the collaborative housekeeping agreement on a set schedule without being supervised or asked to perform it. an ability to maintain the mutual peaceful enjoyment of the premises: leave loud music and karaoke at the bar, please. an ability to understand that no activity is permitted that encroaches upon the peaceful enjoyment of others, including excessive visitors, and other disruptive things. understand that no couples or single adults with live-in minor children will ever be considered. This is not the environment for couples or children. While I love animals, no cats are allowed due to preexisting allergies in the home. Seriously, don't ask if i'll make an exception; I can't. What are the details of the house/housemates? Presently living in the home are gay and transgender, mostly 30-something working professionals, but they are in a second lower level that has a separate entrance. The main floor is currently vacant, except for myself. We are an energy-conscious, green home and we all work together to keep things tidy, peaceful and with an abundance of mutual respect, trust and communication. The house is organized and managed by the on-site landlord (that's me) who is a gay entrepreneur who decided to create affordable LGBTQ+ affirming housing about ten years ago. Over those years, the occasional ally has resided here as well. All are welcome, but all must be accepting (not tolerant, we know the difference). About the house and location: Our home is located near 74th and Oaks. The rooms are large enough for a bed, desk and more. There is one shared bathroom. The living area and kitchen are furnished, including access to some common-use dishes and cookware. Sadly, we do not have storage space on this property and everything you own must fit in your room (not including bathroom and kitchen items, of course). There's a common use TV in the living room. Priviledged access to washer/dryer and internet Common areas furnished Outdoor Video surveillance for added security with smart home features Microwave, cookware, refrigerators and more nearby freeway for easy commute Some rules are few and simple: ALWAYS communicate. Never assume anything. ALWAYS act with respect, betraying that leads to a breakdown of communication. DON'T do anything to betray anyone's trust, that leads to a breakdown of everything. Quiet time after 10pm and until 9am. One of us wakes at 4AM and another works late. Be conscience of utility usage, especially electricity and water, to keep rents from rising. You will be required to use smart plugs/switches and bulbs where asked and necessary. Without needing to be a clean freak, be clean and be willing to maintain a group effort to take trash out to the street to be emptied for trash day, report any potential issues with appliances and other things to prevent damage or unnecessary wear on appliances and items. I have been in the adult shared living game for over 10 years now and over the years I have perfected my lease to include clauses and terms that allow me to have a certain level of control as to prevent individuals from upsetting the culture of Trust, Respect, and communication that we have here. Examples of things the lease will prevent: Excessive or disruptive visitors Noise after 9pm that can be heard from ajacent rooms dishes soaking in the sink or the last person's cooking remnants on the stove fowl odors, attaction of pests and rodents and other things that can disturb the peaceful enjoyment of others who reside here or could prematurely degrade the property. The lease requires participation in a rotating weekly schedule of cleaning where each occupant rotates between kitchen, bathroom and living room. Therefore the house stays very clean and this is enforced STRICTLY. Lease terms require each occupant to report the complettion of cleaning tasks to avoid lease violations and this has worked well to create a house of folks that are free of chaos and maintain respect in the home.
