Private Room and Private Bath and Shared Living Space 100 Square Foot furnished bedroom, in fully furnished home. All utilities and fiber optic internet included (I would consider a couple wanting to share would be considered. 400/month) First and Last months' rent and security deposit are to be paid upon move in ($3,000) Rules: Payment: via Venmo by the 6th calendar day of each month. -Strict No Shoes household. I will explain in detail how this works. Easy to get used to, I promise. -We will have a house cleaner who will have access to your private room 2x per month, I will not have access to your space, without your permission. Same goes for my daughter's and my rooms. -Alcohol use is to be consumed responsibly. If any friend pukes or makes a mess, he/she will not be welcomed back and damaged/lost items will be deducted from your deposit. -Pot may be smoked anywhere but not left around in living spaces, when my daughter is home. Outdoor, or in your room is fine. -Guests: No more than one guest at a time, unless on special occasions and discussed with me, at least 3 days prior ... No more than 3 overnight stays per month, or we will need to renegotiate if you have a boyfriend/girlfriend/kid wanting to move in at some point. -Food, especially greasy foods are to be eaten at the dining table only. Fruit and unsalted nuts are okay in the Bedrooms/Living room. -Chores: Weekly Trash and mail collection are shared responsibilities, -You will maintain a full time job, and be employed within 30 days of move in -Personal hygiene must be maintained -Dishes must not be left for me to clean. Living Areas must be kept reasonably clean. -Knives and cookware must be hand washed. -I am more than happy to share groceries and cook together, if you are contributing equally, dividing the chores. -Communal Consumable items such as condiments, wine/spirits/weed, toilet paper or whatever should be replaced by whoever used most and/or notices first. -Pets: You may keep a caged animal in your room. I'd appreciate occasional help with my reptiles, if you're interested. (Cat: $50/month... Litter box will need be in your bathroom.) -Your living quarters will be returned to their original state at completion of lease. Any damage or lost items will be deducted from the security deposit. Room and Bathroom are yours. Do whatever you want to them. Just return the spaces in the condition they were given and the $1200 security deposit will be returned. -Lease is fully revocable within 72 hours notice via email and text: Early eviction due to any violation of rules will cost your deposit.
