Room details
The tenant will have exclusive use of a private, quiet bedroom designed for comfort and privacy. The bedroom is unfurnished, but furnishings such as a bed, dresser, desk, and workspace can be provided upon request for an adjusted rent charge, giving renters flexibility to personalize the space.
Residents share access to clean, well maintained common areas, including the living room, kitchen, dining area, laundry facilities, and designated outdoor spaces. The living room includes a 4k HD TV and a Nintendo Switch 2 available for tenant use, offering a comfortable space to relax or enjoy entertainment with roommates. To make shared living easier, household supplies are stocked and available at no charge, including dish soap, hand soap, toilet paper, paper towels, cleaning supplies, laundry detergent, and dryer sheets.
Tenants are expected to clean up after themselves, store personal belongings properly, and help maintain shared areas so they remain comfortable and available for everyone's use. The home is managed to support a safe, respectful, and peaceful shared living environment. Reasonable house rules regarding quiet hours, guests, cleanliness, parking, security, and use of common areas will apply and will be provided prior to lease signing. Excessive noise, disruptive behavior, illegal activity, or conduct that interferes with the peaceful enjoyment of other residents is not permitted.
Storage is limited to the tenant's private bedroom and any areas specifically designated by the landlord. Common areas may not be used for long term storage of personal items.
Lease Term: 12 month lease preferred. Shorter lease terms may be considered on a case by case basis with adjusted rent and written approval.
Application & Screening: All applicants age 18 or older must submit an application and complete the screening process. A $45 non refundable application fee is required for each adult applicant, and our Move In Special credits this fee toward the first month's rent at move in. Approval is based on income, rental history, credit history, background screening, eviction history, references, and ability to meet lease obligations.
Credit Reporting: On time rent payments made through TurboTenant, or recorded as paid by the landlord, will be reported to TransUnion and Experian to help tenants build positive credit history. Rent reporting reflects only payments made on or before the due date; late payments are not reported as on time. Rent reporting is intended to support tenants in strengthening their credit profile through consistent, timely payments.
Furnishings: The bedroom is unfurnished. Furnishings (bed, dresser, desk, etc.) are available upon request for an adjusted rent charge.
Shared Amenities: Tenants have shared access to common areas including the living room, kitchen, dining area, laundry facilities, and designated outdoor spaces. Tenants must use shared amenities responsibly and in accordance with house rules.
Holding Deposit: Upon approval, a $250 holding deposit is required to reserve the property and will be applied toward the first month's rent at move in. If the applicant fails to execute the lease or take possession as agreed, the holding deposit may be forfeited as permitted by the lease agreement.
Rent and Move In Funds: Before receiving keys, tenant must pay the first month's rent and the security deposit. The security deposit secures performance under the lease and will be administered in accordance with Texas law.
Shared Living Arrangement: This is a shared residence. Tenant receives a private bedroom and shared access to designated common areas, subject to house rules and the lease agreement.
House Rules: Tenant must comply with reasonable house rules governing shared living areas, quiet hours, cleanliness, guests, parking, trash disposal, and use of common areas. House rules will be provided prior to lease signing and incorporated into the lease agreement.

Maintenance Responsibilities: Tenant must promptly report maintenance issues, leaks, water intrusion, HVAC problems, plumbing issues, electrical concerns, pest activity, or any condition that could cause damage. Tenant is responsible for damage caused by negligence, misuse, failure to report issues, unauthorized alterations, or actions of occupants or guests. Landlord is responsible for repairs required by law and the lease.
Smoking: No smoking or vaping is permitted inside the home, shed, or any enclosed area. Tenant is responsible for any smoke related cleaning, deodorizing, damage, or remediation costs.
Lawn and Exterior Care: Lawn maintenance and routine landscaping are provided by the landlord. Tenant must keep the grounds, driveway, walkways, and any assigned outdoor areas clean, sanitary, and free of trash, debris, and personal items. Tenant must also comply with all written property policies provided during the tenancy.
Renter's Insurance: Renter's insurance is required throughout the lease term. Tenant must maintain at least $100,000 in personal liability coverage and provide proof before move in and upon request.
