    Personally, I hate it when I am looking for land and the title says, great hunting, and they have one photo of one single deer track in the mud. That is why I am displaying so many photos of wildlife on my property. I do not want there to be any confusion on the amount and type of game available. This is a rare one of a kind east Texas property perfect for hunting or building your dream home, along with some timber income. You can deer, duck, turkey, squirrel, and hog hunt all in one place. This is one of the nicest small Hunting/Recreational properties, (100+- acres,) in Cass County. It is a very attractive piece of land consisting of 50 acres of thick mature oak trees, with hundreds of white oaks most of which stand 50 to 75 feet tall. In addition, there is a large number of mature Red Oak and Black Walnut trees. The property also has 50 acres of 20-year-old planted Loblolly pine plantation that is ready for its second thinning which will provide an immediate return on investment to the new owner. The rolling terrain has an elevation change of approximately 60 feet between the planted pines and the hardwood creek bottom. Electricity is available and runs the entire length of the front of the property. The property is partially fenced with approximately 800 feet of road frontage along the south boundary. Almost always you will find Wood ducks on the year around water holes in the creek and mallards on the duck slough. The property is surrounded by large neighbors, two of which do not hunt. A mulcher was brought in last year to enlarge the ATV trails allowing great access to every part of the property. Unlike other small properties, this ranch actually has deer that live on the property, not just passing through it. Both of the large fiberglass deer blinds, one a 5x8 on an eight-foot tower and a 4x6 that is sitting on the ground, along with two regular feeders that hold 300lbs of corn each and a double feeder with two motors that holds 600lbs. of corn will convey with the sale of the property. Oh, there are hogs and turkeys also if you enjoy hunting them in addition to coyotes, bobcats, dove and ducks. All the work has already been done for you, (notice my wife putting up deer stands, mowing and plowing fields, and building a fire pit for cooking steaks and smores.)
