40 ac parcel in Westwood Ranches. Lot 829. All items described below or shown in pictures convey WITH FULL PRICE OFFER. This land is just beautiful. It’s heavily treed with juniper and pine and bordered on TWO sides by 640 acres of state land. Fantastic views of the San Francisco peaks and of the valley surrounding the property. All pics shown were taken from the property. Both the east and south sides border state land. There is flagstone EVERYWHERE. It would probably be impossible to run out of it regardless of how many projects you used it for. If you like to hunt, you are in luck. The property is in Unit 10, and we have pics of elk and javelina on our game cameras. We have also seen mule deer, wild horses, jackrabbits, and cottontail on the property. There is a 34’ 5th wheel more or less permanently installed as shown in the pics. It has 2 100w solar panels on the roof and a charge controller underneath the front in a closed-off area. It needs batteries, but the previous batteries ran the fridge (replaced a few years ago), window mounted a/c unit, water pump, and lighting. There is a lockable metal-gated garage on the side of the trailer for ATVs, etc. The roof is metal and has gutters that drain into water tanks as shown in the pics. Everything you see in the pictures inside and outside of the trailer conveys. A cabin on the property is roughly 150-200 yards south of the trailer and has amazing views from the porch and the nearby deck. It was originally built as a 10x12, but a 6x8 room was added. The solar system is powered by 2 100w panels on the roof, and there are also 3 Harbor Freight panels that are not currently in use, although the wiring is in place. The cabin has 4 windows (one on each side) for ventilation, 2 loft areas for storage, and COMES WITH everything you see in the pics, including the 2 AGM solar batteries (new 2020), couch/bed, kitchen cabinets, dressers, propane heater, etc. There is a separate 4x8 “bathroom” built near the cabin that has a roughly 33x33 shower stall and full-size toilet. Water is from a 55gal barrel outside the building, and runs through a 12v RV water pump and an Eccotemp L5 hot water heater into the shower. The power comes from another separate Harbor Freight 4-panel solar system and a deep-cycle battery (new 2020). Next to the cabin is a 8x16 deck, half of which is covered with a metal roof. The 3-burner camp stove conveys along with the propane tank. There is a new (2020) metal shed built on piers for additional storage, and the storage shelves in it convey. Also conveying are the 275-gal water tank, 4 55-gallon barrels, 2 propane tanks at the cabin, 2 more at the trailer, water hoses, 110v transfer pump, hand pumps, various boxes of screws & nails, miscellaneous piping and plumbing supplies, 2 full spools of barbed wire (1250’ ea), approximately 10-15 gallons of exterior paint, and other building supplies. There is an older 8x16 shed with metal roofing, but the flooring is not in great shape. The stud walls and rafters are in good shape and could easily be repurposed. The same is true for an 8x8 “bunkhouse” up the hill from the cabin. ***4x4 Needed*** The last ¼ mile into the property pretty much requires a 4x4 with decent ground clearance, which is the most rocky and difficult part of the drive in. I have owned a Ram and an F150, both stock, and they’ve gotten in without issues. I also routinely bring in a utility trailer, and other friends have been able to get in travel trailers. Just don’t expect to get in and out fast. There is a Road Owner's Maintenance fee of around $275/year. >>> Will consider buyer agent commission with full price offer <<<
