    **If you are interested in this property please text me or call and leave a message** Up for sale is this beautiful property just north of I-40 and MacArthur, mineral rights included. I bought this place 10 years ago with every intention of never moving again. However, I met the love of my life and I just got married. My wife wants to keep her son in the Mustang school district, so I'm selling my place. I bought this property as a forclosure in 2007. I had the original hardwood floors completely redone and all the walls and ceilings stripped, mudded, and repainted. I just had a new roof put on a year ago, and had new central heat and air put in 4 years ago. It is a very solid little house, but it still needs work. It still lists as a 1,200 sq/ft house through the county assessor; back in the 60's someone came in and added a back wall which enclosed the C-shaped house. This turned it into 1,700 square feet. Including the old attached garage that was converted into a bathroom and utility room years ago. The floor in that converted utility room and bathroom was getting wet so I spent a week gutting that area. It is still plumbed for a bathroom, but it is still bear from when I remove the flooring. I eliminated the water intrusion and it's ready to be rebuilt. The flat roof that was installed to enclose the house was leaking when I bought it. I had that repaired and it still needs interior trim work done to close it out. The house still needs windows and frames throughout. All that being said the property is huge (around 150' x 522') and it is grandfathered agricultural land, meaning you can have horses, cattle, sheep, goats, chickens, anything except for pigs. it is beautiful and quiet with lots of old trees including 3 pecan trees over 75' tall. It is big enough that I would go out back and hit golf balls. Lots of room! If you look at the property on Google maps you can notice there are 7 neighbors on the 16 surrounding acres. When I first saw this place listed I was put out by the location, 10th & MacArthur. I went to go look at it after almost talking myself out of it. I talked to the neighbors and got a good feeling about everyone looking after everyone else's stuff, that and the fact that the house being located on a road that terminates on both ends helps, very little traffic, foot or otherwise. I honestly have had almost zero issues since I moved in 10 years ago. Really is an amazing place with amazing potential. I have enrolled back into school and have new obligations, so I just need to sell. I am willing to look at a lease to own option for someone willing to put the money down. Please, only serious buyers. Like I said, I am busy and I got bombarded with a bunch of Jack-hole people who made offers and disappeared shortly after. I am willing to listen to offers but low-ballers will be ignored. Thanks for looking! Sorry about the mess in the interior pics.
