    Duplex fully remodeled and brought to current code. All new plumbing, supply and underground drain pipes. All new wiring. All new ac systems and ducting. New roof done before everything else so 1 year older than rest. Framing had termite damage, all repaired and building tented prior to new construction. New engineered fire wall and some city required roof tie downs. All new doors and windows, impact. All new insulation. All new drywall. Nothing but frame is original. Building has had 4 additions as far as I could yell when stripped down. All using different framing for roof. This makes uneven areas. Similar with foundation concrete. Had concrete leveled the best we could when it was exposed. No cracking in the original concrete but trenches had to be cut for new under ground piping. City required inspections on the concrete prior to permit completion. I have copy of all city inspections. I have just furnished this property and I'm in the process of getting a permit to do renting. This is my last offering of selling this property before I put it under a rental contract, so highest and best offer within the next week.
