    Overview

Well-maintained ranch home located in the desirable Lexington Heights / Great Lakes Beach #2 Association—just a short walk to beautiful sandy Lake Huron beaches. This 2-bedroom, 1-bath home (with additional flex room/office) offers nearly 1,500 sq ft of living space with an open-concept layout, vaulted ceilings, and great natural light. The flexible floor plan allows for easy conversion to a 3-bedroom or expanded layout depending on your needs. Owned and occupied for 15+ years, the home has been consistently maintained and offers solid potential as a full-time residence, vacation getaway, or investment property. Features include natural gas forced air heat, central A/C, city water/sewer, and a detached 20x20 garage. Enjoy outdoor living with a covered front porch and spacious rear deck. The home has experienced some long-term settling typical for properties of its age, but has remained stable over time. Priced to reflect condition and allow the next owner to make updates or improvements as desired. Great opportunity to get into a Lake Huron access community with strong upside.
What the owner loves about this home
I owned this home for 15 years and lived here full-time for 11. What I loved most was the open floor plan and the natural light. With the many windows, double glass doors, and skylight, I rarely needed lights during the day. The loft was always one of my favorite features. It provides additional storage and has great potential for future use. The office/flex room, loft, and walk-in closet area also offer options for anyone wanting to customize the layout. The deck is perfect for relaxing or grilling, and the yard is large enough to enjoy without becoming a chore to maintain. The best part, though, is the beach. Lake Huron access is only six houses down the block. The clear water, sandy beaches, campfires, boating, fishing, kayaking, and star-filled nights are what make this area so special. Lexington is only a few miles away and offers restaurants, shopping, marinas, festivals, and one of the best Fourth of July celebrations in the region. This neighborhood is unique because many homes are used as vacation properties, seasonal residences, and rentals, giving the area a peaceful atmosphere while still being close to everything Lexington has to offer.
