Parking for this property includes an attached garage as well as on street parking. Lease terms: To be approved for tenancy an applicant must agree to the following general terms, as well as the specific terms set forth in the lease agreement package. The lease is a 12-month fixed term lease. Pets: Cats ok, No smoking, No sublets. Tenant pays all utilities. Terms include first and last month's rent and a security deposit equal to one month's rent. An installment plan, up to 6 months, can be set up for the last months' rent and security deposit. An installment plan, up to 3 months, can be set up for Pet Deposit. The following are minimum requirement to qualify for tenancy: 1. Gross income of applicants must equal or exceed 3:1 (income to rent ratio). Copy of most recent pay stub and contact information (name and phone number) is required for verification. Self Employed shall provide bank statement and the last 2 years of tax records. Applicants who are not currently employed but have steady income which equals or exceeds the gross monthly are encouraged to apply all sources are considered with contact and verification means. 2. Credit score for each adult applicant must be 720 or higher. 3. Income source must have been stable for the past 2 years. 4. Debt does not exceed 20% of gross income. 5. Previous rental history for the previous 2 years shall be provided and verifiable. No prior evictions, (except as may have occurred during the COVID pandemic state of emergency plus six month) timely rent payment must be reflected. Note: Adverse action will not be taken based on rent payment history during the civil emergency time period as defined by SMC 14.09.026. Required Fees and Documentation: An application is considered complete when the following has been met by each adult applicant 18 years and older.
