This unit shares a wall with one of the Airbnb rooms, but is completely separate from the Airbnb units. There is a washing machine and clothesline in the backyard that is shared with the Airbnb guests. There is not a dryer. The property is eco-friendly including solar and permaculture systems - the washing machine greywater flows to the plants in the front yard. Last month rent due at signing. 1 year lease. I am willing to work with someone if they do not have the full amount (1st month, last month, and deposit) at signing. All utilities and internet included, based on previous usage amounts. If utility usage exceeds previous year's total, the renter will pay the difference. Renters insurance required. Since the unit shares a wall with an Airbnb room I am looking for someone who is relatively quiet. More than 2 noise complaints from Airbnb renters will void the lease with a 30 day notice to vacate. Tenant screening required at a cost of $45 (includes background check, credit report, and eviction report). I am willing to consider tenants with a previous eviction or criminal conviction depending on the circumstances. This is the only rental property I own and I am looking for someone who will take good care of it and will be respectful of the Airbnb guests in the backyard. I respond to maintenance needs quickly. No smoking inside, 420 friendly in front yard. Tenant expected to clean mini-split filters, wall AC filters, and range vent filters monthly, and keep the front yard clean and weed free.
