    Open House Sunday Feb. 20 from 1:00 pm to 2:00 pm. I will add a phone number in the morning for people who need to schedule a different viewing time (I want to sleep in on Sunday!) The house is available as soon as next weekend, we are touching up paint and replacing microwave, doing final cleaning. House is unfurnished - photos with furniture and pets are from when tenants were in the house. We want to get back onto a spring lease renewal schedule so would like a 14 or 15 month long lease. House has two bedrooms and one bath on the north side; living room, kitchen, dining room/family in center of house; and largest bedroom on the south side of house. Shed in backyard. Off street parking is one level up from backyard off of the alley. Covered patio on front of house has great view of downtown Denver, backyard has paver stone patio off dining area where most tenants put their barbecue. There is no central AC; most tenants install a window unit somewhere. Front yard is on a sprinkler system for both the flowering plants on the slope and the lawn at the top. Tenants are responsible for mowing the lawn area with their own mower, while landlady will maintain the flowering plants (If you don't want someone in your front yard gardening this may not be the best house match for you). Tenants may garden or not as they wish in the backyard although they must keep weeds below 6" tall per Denver regulations. Tenants are responsible for paying the water bill as well as any internet/cable, electric, gas, and any charges Denver may instate for trash removal. The rent is $2,095 and the deposit is $2,000. We require good credit, 670 or higher on the Experian FICO 2 scale, for at least one person who is on the lease and living in the property. We do not accept rental history or references instead of good credit. This house is a 8 minute drive to downtown Denver or 25 minutes biking. Pets allowed depending on the animals (must be fixed and friendly and limited in quantity) - if accepted we do not charge an additional pet rent or pet deposit. No smoking inside property.
