Rent is due on the [1st / specified day] day of each month in advance. The security deposit is held by the Landlord to secure Tenant's faithful performance of the terms of this Agreement, including but not limited to, damages to the Property, its furnishings, or equipment, excessive cleaning charges, or any unpaid rent or fees. The security deposit, less any lawful deductions, will be returned to the Tenant(s) within thirty (30) days after the termination of the Rental Period and Tenant's complete vacation of the Property, provided Tenant provides a forwarding address. Landlord shall provide an itemized statement of any deductions made. UTILITIES AND SERVICES: A. Included: The monthly rent includes the cost of the following utilities and services: Electricity, Water, Sewer, Gas, Internet/Wi-Fi, Trash Removal, and Lawn Care/Landscaping. B. Limits/Excess Usage: While utilities are included, excessive usage may be deducted from the security deposit. Maximum Occupants: The maximum number of occupants permitted to stay overnight at the Property at any time is 6 individuals. B. Guest Policy: Tenant(s) are responsible for the conduct of all guests and visitors on the Property. Any unapproved occupants exceeding the maximum limit may result in immediate termination of this Agreement and forfeiture of all rents and deposits. C. No Subletting: Tenant(s) may not assign this Agreement or sublet the Property without the prior written consent of the Landlord. MAINTENANCE AND REPAIRS: A. Landlord's Responsibilities: Landlord shall be responsible for major repairs to the Property, its appliances, and systems (e.g., HVAC, plumbing, electrical) that are not caused by Tenant's negligence or misuse. B. Tenant's Responsibilities: Tenant(s) shall be responsible for: * Keeping the Property clean and tidy. * Promptly notifying Landlord of any necessary repairs or maintenance issues. * Replacing light bulbs, batteries in smoke detectors, and air filters (if instructed). * Not flushing anything other than toilet paper down toilets. * Taking out trash and recycling to designated receptacles as per schedule. * Damages caused by misuse, negligence, or abuse by Tenant(s) or their guests. RULES AND REGULATIONS: A. Noise: Tenant(s) shall not create or permit any loud or objectionable noises or disturbances that interfere with the quiet enjoyment of neighbors. Quiet hours are from [e.g., 10:00 PM to 8:00 AM]. Smoking: STRICTLY PROHIBITED. Smoking of any kind (cigarettes, cigars, vaping, marijuana) is not permitted inside the Property. A violation will result in a minimum [$500.00] cleaning fee and potential forfeiture of the security deposit. Smoking is permitted outside only in designated areas and with proper disposal of ashes/butts. Pets: [Select one]: * NO PETS ALLOWED. Violation will result in immediate termination and forfeiture of all funds. * PETS ALLOWED with prior written approval ONLY. The security system includes external cameras for security purposes. Tampering with or disabling the security system is prohibited. Furnishings: All furnishings, appliances, and decorative items are for Tenant's use inside the Property only and may not be removed or rearranged without Landlord's permission. Illegal Activities: No illegal activities are permitted on the Property.
