I require an Application/credit check, signed standard Ohio lease agreement, and 1 months refundable security deposit + $175 cleaning fee due at the time of lease signing. I use a standard long term lease agreement from the state of Ohio that I have modified to fit a mid term tenant. I require a refundable security deposit of $1000 and the cleaning fee of $175 at the time of the lease signing. No Smoking/vaping. No animals. This condo is not suitable for children under 12. Cleaning: You are expected to keep the condo in good and clean condition. Cleaning supplies are found under the bathroom & kitchen sinks and in the utility closet. If your stay is over 60 days, You agree to allow my cleaning crew into the unit periodically to clean the common areas including the bathroom, kitchen, living, and dining area, and to inspect for maintenance concerns. Every effort will be made to schedule the cleaning while you are at work or away from the unit, so as not to disturb your peaceful enjoyment of the property. You will be billed separately $65 for every mid-stay clean, if it is required. Guests are responsible to pay for excessive cleaning fees. Our cleaners charge $175 for a move out clean. Any overage will be charged to the guest. Visitor: An occasional visitor is allowed without preapproval from me. If your spouse, significant other, or friend will be visiting on a regular basis then please just let me know. No guest can stay longer than 3 nights at a time without preapproval. You agree that you will be held responsible for any behavior of your guest. Trash: You are responsible for removing trash & recycling from the condo and placing it in the outside dumpsters. You will be required to move those dumpsters out for collection once a week and return them back behind the fences. Collection is on different days of the week, and collection days changes if there is a holiday. You may sign up for email or text reminders of when the trash and recycle collection days are. Parking: Please Park in the two designated parking spots in front of the condo. Occasional visitors may park in the visitor parking across or beside the unit. We love our neighbors in this community. Please be a respectful guest, observe quiet hours, no smoking/vaping, no pets or animals, no parties. No burning of candles. Please inform host immediately of any damaged items or maintenance concerns that need to be addressed. There is no personal mail delivery to this address. Packages may be delivered to door stoop only.
