Look forward to your potential interest Here's what the lease looks like, pretty basic and easier to understand BY THIS AGREEMENT made and entered into on xxx between landlord herein referred to as Lessor, and xx. herein referred to as Lessee. Lessor leases to Lessee the first floor unit of the suite for one year starting xxxx. Lessee can finish the lease at any date providing they give us a 60 day notice and help occasionally showing the home. Rent. Lessee agrees to pay to Lessor rent for the first floor residence, the sum of $1100 per month. A deposit will be due upon signing the lease of $1100 dollars. The rent amount will be due on the x day of each calendar month via the following Venmo address: xxxx Utilities. Heat, air-conditioning, water, electric l, trash pickup and fios Internet is included in your rent. (we'll give you the credentials in case you want /need to manage it).(our neighbor to the right takes the trash can to the street and brings them back) cuts the grass and takes care of light snow removal. Other. We're good with your animal xxxx residing with you! Regarding Assignment / Subletting. Without the prior written consent of Lessor, Lessee shall not assign or sublet. Damage to Premises. If the premises, or any part thereof, shall be partially damaged by fire or other casualty not due to Lessee's negligence, the premises shall be promptly repaired by Lessor and there shall be an abatement of rent corresponding with the time during which, and the extent to which, the leased premises may have been untenable. If the leased premises should be damaged to the extent that Lessor shall decide not to rebuild or repair, the term of this lease shall end and the rent shall be prorated up to the time of the damage. Right of Inspection. Lessor shall have the right at reasonable times during the term of this lease to enter the premises with an advance call & conversation for the purpose of fixing an issue or inspecting the premises. Surrender of Premises. At the expiration of the lease term, Lessee shall surrender the premises in reasonable shape. Default. If any default is made in the payment of rent the lease, at the option of Lessor, shall terminate and be forfeited, and Lessor may re-enter the premises and remove possessions. Regarding maintenance, we will address issues that come up. Sometime I will do it other times a trusted mechanic will take care of it. We will get the HVAC guys out to service the unit and look at the heater in advance of moving in.
