? Do you peruse the listings looking for that perfect recreational property to build a family legacy around? Do you want access to water for summer fun, space to have fun with power toys, and something close enough to use for weekend getaways? Sure, you have looked around Park City, but even a postage stamp-sized property is out of the price range. You just haven?t seen anything that you knew instantly was the ?one?? until now. I am about to let you know the best-kept secret in our corner of Utah. Even If you have lived here your whole life, I bet you haven?t heard of it. Just two hours or so drive outside Salt Lake Area is a secret retreat with wide open spaces and private lake access. You heard me proper private lake access. Several years ago, I stumbled across this little gem and fell in love. So, if I love it so much, why am I selling it? Well, over the past two years, I have bought four lots in the area. Recently a lakefront lot became available, and I bought it. I own other lots closer to the one I recently purchased, so I have decided to let this one go so I can put the money toward building my lake house. I would like to tell you more about this little slice of heaven. This is a six-acre lot with plenty of space to spread out and play. It is an elevated lot providing ?million-dollar views? of the lake and surrounding mountains. The topology is relatively flat for building but has plenty of diversity to make exploring exciting and fun. The area reminds me of southern Utah with its Redrock and desert vegetation. But what makes this lot and area genuinely unique is the lake! You are about 100 yards from the water and have direct access provided by an easement and public fishing access. This reservoir has been here for decades serving the farming communities in the area. However, about ten years ago, a large project was completed to expand the dam, substantially increasing the reservoir size. It was increased so much it was plenty large enough for recreational use. The private reservoir owners gave the lake management to Utah DNR, and a public launch ramp with added. As part of the expansion project, the larger footprint of the lake created new lakefront private property (the only other lake I know of this in Utah is Yuba). The reservoir offers excellent lake activities in summer. Wake surfing, waterskiing, jet skiing, or fishing; you can do it all in your backyard with this spot. Another unique feature of this lot is I negotiated and paid to have it annexed into the neighboring development. I did this to get access to the lot from a much better location on the road maintained by this development. It also enables the owner of this lot to use the private development lakefront access and gazebo (planned to be built). The assessment also allows access to utilities from the development, saving easily $50,000 of where they would have had to come without it. I am asking $118,900, less than $20,000 an acre! This is a rare find for your own lake access, year-round retreat property. Several owners have built beautiful homes already. Let me show you the property, and I imagine you will fall in love as I did. I am not a real estate agent, just a private owner. This price reflects a simple transaction. If you want to bring an agent, their fee will be added to the selling price.
This property is off market, which means it's not currently listed for sale or rent on Zillow. This may be different from what's available on other websites or public sources.
