The tenant must transfer all utility accounts into their name before the lease commencement date. * The landlord only accepts applications from individuals with a credit score of 700 or higher. Unfortunately, participants in the Section 8 housing program are not accepted. **Payment and Timeliness The tenant agrees to pay all utility bills promptly and before the due date. Any late fees or penalties resulting from the tenant's failure to pay utility bills on time shall be the responsibility of the tenant. **Submetering or Allocation If the property is equipped with submeters or an allocation system for utilities, the tenant agrees to pay their portion of the utility charges directly to the utility provider or to the landlord, as specified in the lease. **Access for Utility Services The tenant shall allow reasonable access to utility service providers for the purpose of meter readings, maintenance, and installations as required. *Liability The tenant shall be liable for any damages resulting from their misuse or negligence in the use of utilities, including but not limited to excessive water usage, electrical overloads, or any other misuse that leads to increased utility costs. **Notification of Issues The tenant must promptly notify the landlord of any utility-related issues such as leaks, electrical problems, or any irregularities in service. **Disconnection The tenant shall not cause the disconnection of any utilities without the prior written consent of the landlord. Any costs or charges resulting from unauthorized disconnection shall be the responsibility of the tenant. **Termination of Services Upon the expiration or early termination of the lease, the tenant shall promptly disconnect and settle all utility accounts in their name.
