No unauthorized occupants, room rentals, subleasing, short-term rentals, Airbnb, VRBO, or assignment of the lease are permitted without prior written approval from Landlord. Pets: No pets unless approved in writing before move-in. If approved, additional pet fees, pet rent, restrictions, and/or pet addendum may apply. Unauthorized pets are a lease violation. Assistance animals will be reviewed in compliance with applicable fair housing laws and are not considered pets. Tenant remains responsible for any damage caused by animals. Smoking Policy: No smoking or vaping of any kind inside the home, garage, or enclosed/screened patio. Tenant is responsible for any smoke-related cleaning, deodorizing, damage, or remediation. Utilities: Tenant is responsible for all utilities, including electric, water, sewer, cable, internet. Trash is included in the rent. Lawn, Yard & Exterior Care: Tenant must keep the yard, screened patio, entryway, driveway, garage, and any assigned exterior areas clean and free of trash, debris, pet waste, and personal property. Lawn care is included in the rent. Renter's Insurance: Tenant is required to maintain renter's insurance during the lease term, including personal property and liability coverage. Landlord's insurance does not cover tenant's personal belongings. Owner/Landlord Approval Required: Submission of an application does not guarantee approval. Property will not be held until applicant is fully approved, lease is signed by all parties, and required move-in funds are received and cleared.
