However, this lot offers a panoramic view of the ocean.Some background on Big Island "climates": The Hilo side (east) of the mountains is wet (lots of rain all year long). The Kona side (west) side of the mountains is dry (nearly no rain at lower elevations, all year long). The climate 'sweet spot' on this island lies between 1500' and 2000' above sea level on the Kona side of the island. In this sweet spot, an occasional mist or light rain spills over the top of the mountain to keep your landscaping alive while you bask in the Kona sun.In addition to the view from this lot, there are several other factors that make this lot exceptional when compared to other land offerings on the Big Island.The soil on this sunny Kona lot is mostly brown and fine in texture (not the crushed black volcanic rock that is so prevalent on the Kona side of the island). So, if you want to grow a garden or plant some landscape shrubs you won't need a jackhammer to break up the "soil".The lot is +/- 1923' above sea level. At this elevation, afternoon temperatures are mild, not hot, humid, and muggy as it is below 1000' elevation. At this elevation, there is usually enough occasional moisture in the form of mist or light rain to keep plants on the property sustained without having to water them and incur a high water usage bill. At this elevation, most of Hawaii's favorite crops will grow, including macadamia nuts and most fruits. At a few hundred feet higher in elevation, mac nuts may not do so well.
