One bedroom with everything included (gas, electricity, water and sewer) This is an industrial style basement apartment with two bedrooms, kitchen/kitchenette, bathroom and private back entrance. Tenant will be sharing the common spaces with one roommate maximum. Each tenant will have one private bedroom with double bolt lock and designated cabinet space and refrigerator space. The owner lives on the second floor and will have access to the unit common areas (bathroom and kitchen) for inspection purposes, as well as storage rooms, boiler, water main, gas rooms and electrical panels as needed. The owner will not make daily use of bathroom and kitchen. These areas will be shared among you and one more roommate. The house is a 5 min. walk to Providence College in the Elmhurst neighborhood. The pictures show furniture but it was a prior tenant's furniture. The room is rented unfurnished. I have a kitchen table and chairs and some other furniture, if needed. Not included: 2. Overnight parking permit. It is $100.00 a year for residents and $200.00 for non-residents. There is plenty of parking on both sides of the main street on Academy Ave. 3. Internet. Tenant is responsible for their own wireless internet tower. You may choose to share with your roommate Landlord is looking for a tenant/housemate with a similar lifestyle: --clean and quiet --do minimal cooking --minimal guests --honest, respectful of people and their belongings --able to communicate and resolve common living situations in a mature manner. The owner is particularly sensitive to strong smells (cooking smells) and noise. A low credit score is not a problem as long as there are no recent delinquent accounts, unpaid accounts in collections and no current past due accounts. 2. Having a misdemeanor on your record is not a problem as long as it is not a recent one. 3. Having an eviction or a rent judgment is an immediate disqualifier NOTE: The Zillow application is the most effective way to prequalify potential tenants, if you are in the rental market, it is advisable to complete a Zillow application which can be used for multiple rental properties. If you would prefer to not fill out a Zillow application and provide documentation on your own, these are the required documents you may send via email. 1. Copy of ID 2. National BCI. This includes a criminal background record. 3. Rhode Island Civil Court Record. This includes civil matters such as evictions. 4. Complete Credit Report. Including history, not just the credit score. 5. Employment paystubs for the past 2 months. 6. Current landlord name and contact, and reason for moving.
