The house this apartment is located in is in the heart of the Elmwood village, minutes walking distance to Buffalo State College, major bus, lines, a variety of restaurants, bars, music venues, parks, several grocery stores and highway entrances. It's a short commute to other local colleges like the University of Buffalo and D'youville. Most of the local hospitals are 20 minutes or less driving distance. The friendly neighborhood is a mix of young professionals, college students, families with children, and even a long time elderly residents. It's an ethnically & socially diverse part of the city as well. This house is managed by the owner who works on the third floor and so has a presence at the property regularly. Absolutely no smoking or major partying permitted. Consideration to small pets possible with extra security deposit. Maximum occupancy is 3-4 people. This is a temporary rental, the full apartment is available until June 12, or rooms are available at a different rate per room with an extra fee for parking (as the Furnished Finder listing shows.) After June 12, two rooms are available to female tenants. ALL utilities, including internet, are included. Required for move in is a $500 refundable deposit, and a $150 non refundable cleaning fee. All occupants, not to exceed three people, are to sign the lease. The lease is offered for a minimum of three months. Each applicant will be asked to provide proof of income and referrals in addition to an application prior to signing the lease. (Unless occupants are minors under the guardianship of the applicants.) The security deposit is $1000. $250 of which will be withheld for a cleaning fee at the time of moving out. If a small pet is approved, there will be an additional portion of the lease for the pet with an additional pet security deposit of $250 which will also be withheld at the time of moving out. Use of laundry is contingent on respect for all occupants who share the laundry facility. A garage parking spot is available also contingent upon respect for the landlord's belongings in the garage and the shared space in the garage. The landlord will pay all utilities, including shared Internet. However, tenant is permitted to install Internet service if the tenant needs faster or better connection, but that will not change the monthly rent. Tenant is expected to respect electric and gas use by not abusing the privilege of included utilities. Minor wear and tear is expected and it is understood that occasionally housewares break. However, should a small appliance or television break, replacement costs will come out of tenant's security deposit. It is the tenant's responsibility to report necessary repairs in the apartment and it is the landlord's responsibility to facilitate repairs.
