We highly recommend and love the benefits of radiant floors (feel free to search the web to learn more about these benefits, to find quotes such as "People with allergies often prefer radiant heat because it doesn't distribute allergens like forced air systems"). Floors are original quarter-sawn old-growth fir, beautiful refinished but show true craftsman-house character. During remodeling, all windows except 2 in the kitchen were replaced, and interior and exterior walls were insulated with Rock-wool w/full wall vapor barriers installed to reduce air leakage and drafts. Rockwool provides superior sound insulation, and the installation in interior walls reducing noise penetration throughout the house. Walkable to Fred Meyer, Cathedral Coffee, Safeway, Ace Hardware, and numerous other restaurants and shops. Quiet street off the main thoroughfares with wonderful neighbors and community. Square footage does not include ~800-ft unfinished basement. First and last months rent, plus deposit, are due on lease signing. No smoking or pets allowed. Pics are before cleaners have come, and some painting touchup is ongoing. Available for move-in as soon as Jan 8. Renter is responsible for all utilities. No pets, smoking.
