Zoned for Wedgwood Elementary, Eckstein Middle and Roosevelt High schools (renter to verify). Home is unfurnished. Renter to pay all utilities, including water-sewer, electricity, heat, garbage-yard waste-recycle, cable, internet, telephone. Heat is electricity, forced hot air. No A/C. No smoking permitted. No pets (non-negotiable). Minimum lease is one year commitment. Lease does not automatically convert to month-to-month afterwards. All lease terms, fees and security deposits are subject to state and local law. Lease will include additional specific Tenant responsibilities. Rental insurance required of Tenant. Security deposit of one month's rent (minus screening fee), and last month's rent required. The security deposit and last month's rent can be pro-rated over 6 months, no interest, as per City law. Application and screening criteria: Tenant's monthly salary should be at least 3x monthly rent. Credit score should be at least 720. No record of eviction for past 15 years. Background rental and employment history check required. Screening to be provided via application thru Alliance2020 (Renton, WA) using SureRent2020 "Essentials" screen, to be compliant with WA and Seattle laws. (Fee of $70 per person paid by applicant to Alliance2020). All tenants to be screened individually. Applicants may be denied on the basis of insufficient or negative data contained in their consumer or credit report, rental history or reference, civil record, and employment verification and/or unresponsiveness of listed references. According to review by Alliance2020, applicants must have a "passing grade" per their credit analysis. Data may include: public records, eviction history, sex offender registry status, tax liens, bankruptcy judgments, rental or personal, medical, commercial judgments or collections, charge-offs, negative or late payments, delinquency of child support payments, absence or limited credit, absence of objective verifiable rental history, absent/negative/incomplete rental references, absence of verifiable employment or salary or unresponsive prior landlord or employer references. Applicants need to provide: copies of government approved documents to verify identity, W-2, pay stubs, bank statements, other income, etc. to substantiate employment/salary and savings. All adult individuals to live at rental are to be screened, and must individually meet criteria, as each adult person will be jointly-severally liable for lease terms. If necessary, and only upon discussion with the Owner/Landlord/agent, a guarantor may be considered, but such guarantor must have 5x monthly income, or acceptable savings, and must also be separately screened, as detailed above. Owner/Landlord/agent will not accept a comprehensive reusable tenant screening report. All applicants reserve right to request additional time (up to 48 hours), such as for translation or a reasonable accommodation for a disability, but will be required to substantiate need with supporting records. Request should be directly made with Owner/Landlord/agent. No application will be considered complete until all potential renters in applicant(s)' party have completed a walk-through of the rental property with Owner/Landlord to review features of the home, to disclose limited defects and imperfections of the property that will not be fixed prior to potential tenancy. Walk-through appointments to be scheduled via mutual consent with the Owner/Landlord/agent and current tenants; please be patient for a reply for scheduling as there may be parties ahead of you. Applicants may be denied for being rude and inconsiderate to Landlord/agent. Appointments will require giving advanced notice to current tenants, and will typically occur in evenings after 6 pm. Owner/landlord is not legally obligated and has not voluntarily agreed to set aside the unit to serve specific vulnerable populations.
