Most of the house has been rewired; extra length left at box if addtnl wiring is desired. Quality insulation added to all walls and attic. Most windows have been replaced. Roof replaced after hail storm in the 90's (date?). Original wood removed/replaced, so now has 1 layer shingles on top of that wood. One block to TPA Park, Golf, Tennis, Pool, softball, petting zoo, etc. Priced to sell at $49,900 - a steal because I am incentivized to sell, but can't really go lower. The house next door without siding or a fenced yard just sold for $56,900. Realtors agree it's an extremely fair price to move fast. Selling so low to beat time restraints. LR, DR, Eat-In Kit, 3-4 Season Porch which can be open to or closed off from living room, 2BR, 1 Bath. Basement is 1062 sq.f. Inside needs a coat of paint (Mom had 6 rooms, 6 different colors, and almost no neutrals!). May need carpet, but if I do that the price goes up. Or maybe you're up for sanding some hardwoods (some rooms). Light gray siding with white trim, porch has newer windows that open and screens to let the light shine in and breezes flow. Photos show house is light and bright throughout (all curtain rods and curtains are there and ready to be hung back up). Cute curio shelves in living room, fenced back yard with security lighting and 3 gates. Mom planted the little shade tree that's now taller than the house. Home has a high efficiency furnace, like-new cabinets, and floors in both kitchen and bath were updated several years ago. Mom was infamous in the neighborhood for leaving her doors open and yet budget billing for EVERYTHING (gas, electric, water, sewer, drain fee, and trash) is only $191 per month. Tax quote from Auditor: With Homestead and Mortgage exemption - $144 per 6 months; with additional "over 65" exemption Mom paid only $15!!; with no exemptions - $523 per 6 months. All appliances stay - gas stove, microwave, frig with ice maker, dishwasher, garbage disposal, washer and dryer. ((FULL DISCLOSURE: Dishwasher needs a part but may cost about the same to just replace it. Small hole in carpet in one bedroom. Tiny leak at joint where pipe meets pipe out to spigot. (UPDATE: THE TINY LEAK HAS BEEN FIXED.) I used dryer last week but didn't have time on my way out to see why it stopped. Mom is 80 and didn't get to the non-necessary fixes. Just want to be up front about small fixes which are why the price is SO low. Even if you're just a little handy, these fixes are not difficult or expensive. There is an old freezer in basement that was left when Mom and Dad bought it in '94 and an even older one that was left there when they bought it in the 50's. Ceiling lights/fans in living room, front porch, kitchen, and both bedrooms. Built-in linen closet in short hallway. Full unfinished basement has been sprayed with foam waterproofing/insulating. It stays dry - no leaks, and doesn't allow water to seep through cement block like it had started to do years ago. It is also warmer in winter and cooler in summer since the permanent foam was applied. I left all leftover siding material in case you ever need repairs. Small windows in basement let light in. The photos show a few items at bottom of basement steps and in living room that will be gone and out of your way. (UPDATE: ALL ITEMS HAVE BEEN REMOVED FROM BASEMENT AND HOUSE.) SUPER NICE NEIGHBORS who have watched over Mom for many years. Mom and Dad bought this house in the '50's and we lived there when I was born in '60. When they moved back to Frankfort in '94, Mom really wished she could have "my favorite little bungalow again". Voila, you know it's special when someone buys it twice! This could be a wonderful home or great rental, especially at this price. Call or text me at 317-313-3773 for more info or to take a look!
