The walk-out basement has one additional bedroom with a small efficiency kitchen, a second washer & dryer, and a sitting room. The master bathroom features a spa shower with two shower heads and body sprays. The backyard has a stunning gas firepit that is perfect for the cool Colorado nights. The renter pays for all utilities (gas, water, electric); these run about $300 per month on average. The renter will also secure their high-speed internet if desired. The owner will pay the HOA dues of $90 per month which includes weekly trash pick-up on Thursdays as well as access to community amenities. The renter is responsible for sidewalk and driveway snow removal and yard maintenance (a lawn mower will be left in the garage). If you prefer, a $100 per month yard maintenance contract can be executed with a local landscape company. No smoking on the property. A minimum of six month lease is required, but longer terms are acceptable. A credit/background check will be required along with last month's rent at the time of signing.
