What it lacks in size, in makes up for in character and its enormous private back yard and large storage shed. The photos really don't do the place justice. It's real cute. The unit was remodeled about 5 years ago with new tile flooring (carpet in one bedroom) and a whole new bathroom. Because of the size of this unit, occupancy is limited to 3 people, including children. Rental requirements are as follows: 1. A credit score of at least 650 2. Verifiable income of at least 3x the rent ($3900) 3. Good, verifiable, rental history. We do not consider references from friends and family members as verifiable. 4. At least 2 years of rental history. 5. No bankruptcies in the past 7 years. 6. No evictions in the past 10 years. 7. The maximum capacity for this unit is 3 people, including babies and children. Owner pays water, sewer, garbage. Tenant pays PG&E (gas) and SMUD (electric) No smoking inside the unit. Smoking allowed outdoors away from neighbors windows. This unit has one dedicated parking space and up to one additional space in a shared lot. No work trucks or vehicles that require more than one standard parking space. We allow cats and small dogs in this unit. Our insurance has breed restrictions for larger dogs so please check with us if you have a dog over 20 pounds. This unit is not currently approved for Section 8, but we would be willing to consider it.
