Rent: Monthly rent is due on the first day of each month. A late fee of $15 will be applied if payment is not received by the 5th of the month. Security Deposit: A security deposit of 3600 is required at the signing of the lease. This deposit will be returned within 30 days after the lease ends, provided there are no damages beyond normal wear and tear. Subletting: Subletting the property is not permitted without the landlord's prior written consent. Termination: Either party may terminate the lease with a 30-day written notice. Early termination by the tenant may result in a penalty equal to one month's rent unless a new tenant is found. Insurance: Tenants are encouraged to obtain renter's insurance to cover their personal belongings and liability. Property Access: The landlord reserves the right to access the property with 24-hour notice for inspections, repairs, or showings to prospective tenants or buyers. Compliance with Laws: Tenants must comply with all local, state, and federal laws and regulations.
