    Three bedrooms, 1 bath, 1 1/2 car garage, completely fenced yard, central air, new siding will be installed in July of 2020, Most windows replaced 2020 & 2010, blown in insulation in walls - 7/2020, ceiling insulated 11/2020, Eat-in-kitchen, big open basement, new stainless steel stove was ordered - will be delivered the end of July, Hardwood floors, appliances that stay: stove, refrigerator, dishwasher, washer, dryer, dehumidifier, Kitchen appliances are all stainless steel, house will be painted in neutral colors, basement floor and walls will be painted, tenants pay gas, electric, water, sewer, cable, garbage pickup, 1 dog allowed (unless you have 2 service dogs) Must be 12 months old or older (no puppies) However, there are some dogs that are not allowed by my insurance company, extra security for dog deposit is $500 (unless a service dog) , no cats allowed - severe allergies, upon request we can put carpet squares in the rec room area in the basement, basement was waterproofed, Please do not walk the property without an appointment with the owners. Please look at the qualification we look for in a tenant. No cats, No section 8, No felonies, If you have a criminal record, please discuss with the owner before applying, We can only count income that is verifiable. If you don't claim it on your taxes, we can't count it. I can count additional income that you may have that is verifiable: some examples include child support, public assistance, social security, disability income, military disability, etc. (I will need a printed copy) (look at last 2 years), The rules of thumb to quality is the rent amount times 3 and that should be your gross income. After approval, I need your most recent pay stub. No present evictions or late payments to your landlord. If you have an eviction, it would have to be 10 years ago or longer. (no exceptions) This is only accepted if you have established good credit since then, Tenant to obtain renter's insurance Your credit score is not considered, your application is based heavily on what your credit looks like the last 3 years, The person that runs the credit report wants to see that all utility bills are paid on time over the past 3 years, If you have a past foreclosure or bankruptcy, you would need the following: 1. Establish good credit since then. 2. Closed out over 5 years ago or more Only 1 dog is allowed. (exception: service dogs) The dog must be 12 months or older. List of breeds that are ineligible by my insurance company: Any breed or mix of these breeds - Pit Bull, Straffordshire Terrier, Doberman Pinscher, Rottweiler, Great Dane Presa Canario, Akita, Alaskan Malamute, Chow, German Shepherd, Siberian Husky, Wolf Hybrid. Any dog with a previous bite history, aggressiveness or which is unrestrained; any exotic animal that may be aggressive or which is unrestrained; any exotic animal that may be aggressive or dangerous and any animal deemed illegal to possess, own, or harbor.
