Tenant Responsibilities: Utilities: The renter is responsible for paying all utility bills, including but not limited to water, gas, and electricity. These charges are separate from rent and must be paid directly to the utility companies. Refundable. The last month's rent is due upfront to ensure that the tenant's financial obligations for the duration of the lease are clearly defined and can be applied toward the final month of tenancy. If the tenant moves out earlier than the lease term or otherwise does not fulfill the agreement, this payment will still be applied toward the final month's rent. If the tenant leaves the property in poor condition or with unpaid balances, this payment may be used to cover repair costs or other outstanding financial obligations. Maintenance and Repairs: Tenants are responsible for keeping the rental property in a clean and habitable condition. This includes performing routine maintenance such as changing light bulbs, replacing air filters, and keeping plumbing fixtures free of clogs or blockages. Tenants must promptly report any significant maintenance issues, such as leaks, broken appliances, or electrical problems, to the landlord or property management. While tenants are responsible for minor repairs, the landlord is typically responsible for maintaining major systems (e.g., HVAC, plumbing, electrical) and ensuring that the property meets local housing codes. Pest Control: Tenants are responsible for keeping the rental unit free from pests such as rodents, insects, and other vermin. However, if an infestation occurs that is beyond the tenant's control (such as termites or a widespread issue in a multi-unit building), the landlord may be responsible for addressing and mitigating the problem. Tenants should notify the landlord of any pest concerns as soon as they arise. Alterations and Improvements: Tenants may not make any alterations or improvements to the rental property (such as painting walls, installing fixtures, or remodeling) without the prior written consent of the landlord. If the tenant makes unauthorized changes, the landlord may require the tenant to restore the property to its original condition at the tenant's expense before moving out. Housekeeping: Tenants are responsible for maintaining the interior of the rental unit, which includes regular cleaning, removing trash, and ensuring that all appliances and fixtures remain in good working condition. Additionally, tenants must ensure that the property is not left in a state of disrepair, such as with excessive accumulation of dirt, trash, or debris. Noise and Disturbances: Tenants are expected to respect the peace and quiet of other residents in the community. Excessive noise, disruptive behavior, or illegal activities (such as hosting parties or playing loud music at unreasonable hours) can lead to complaints and potential eviction. Security: Tenants are responsible for securing their rental unit. This includes locking doors and windows when leaving the premises, using deadbolts and other locking mechanisms, and taking steps to protect personal belongings. If a tenant loses a key or security fob, they are responsible for the cost of replacement. Insurance: While landlord have insurance that covers the structure of the building, tenants are encouraged to obtain renter's insurance to protect their personal belongings in case of theft, fire, or other unforeseen events. Renter's insurance can also cover liability for injuries or damages caused by the tenant. Rent Payments: Tenants are responsible for paying rent in full and on time, according to the terms outlined in the lease agreement. Late payments can result in fees, interest, or potential eviction, depending on the lease terms. It's important for tenants to communicate with the landlord in advance if they anticipate any issues making a timely payment. Subletting and Assignment: Tenants may not sublet or assign the rental property to another person without obtaining written permission from the landlord. Unauthorized subletting or assignment may result in eviction or legal action. Tenants should seek approval from the landlord before allowing others to move in or take over their lease. Property Inspections: Tenants must allow the landlord to conduct routine inspections of the rental property.
