Below are the standard requirements for all applicants: **Rental Application Process** - All adults (18 years or older) who will reside in the unit must complete a rental application. **Application and Lease Timing** - Upon application approval, you will be invited to sign a lease for a move-in date of July 1 or another prior agreed-upon date. - The lease must be signed within 3 business days of approval to secure the property. **Payment Schedule** - Holding Deposit: $1,000 due at lease signing to secure the property. (This amount will be applied toward the total security deposit.) - Remaining Security Deposit + First Month's Rent: $1,600 security deposit balance and $2,600 first month's rent (total $4,200) are due 14 days before the lease start date. **Required Documentation** - Valid government-issued photo ID - Proof of income (recent pay stubs, W2s, or tax returns) - Employment verification or proof of other income - Rental or mortgage payment references **Qualification Criteria** - Monthly income of at least 3x the monthly rent. - Verifiable rental or mortgage payment history. - Minimum credit score of 650. - Credit and background checks will be conducted. - Proof of stable income or current employment. **Note All applications are processed in the order they are received.
