Hi, Rent for the room is $1121 per month. My departing roommate is moving to another city for a new position. We are looking for someone to take over his lease with a flexible start date between August 1 to September 4, 2026. Move in date is negotiable. This is a lease takeover with 7-8 months remaining on current lease depending on move in date. You have the option to renew. You will have exclusive access to the half bathroom downstairs. However, you will have to share the shower/bathtub. Our house has 2.5 bathrooms and 3 bedrooms. We have divided up the bathrooms so that everyone gets their own sink and toilet. This is a 2-story townhouse with all bedrooms on the second floor. The location is right across the street from Vons with minimal traffic noise and a 1 minute walk to the Palmilla/Lebon drive 201/202 bus stops. The house is ideally situated for anyone who wants to commute to and from UCSD by Bus (15 minutes door to door for me to get to my office for example.) I'm a PostDoc at UCSD and also an Alumni, and your other roommate is a CSE PhD student at UCSD. We are both male. Utilities usually cost between 75-125$ per month per person depending on the time of the year and usage. Deposit is $840. We have laundry in the garage. No pets please. No smoking, Vaping or Drugs. + Parking is available but candidates who don't require a parking spot will be preferred. Since the house is so well connected by public transit to UCSD and nearby areas, this should not be an issue. During peak hours the bus comes every 5 minutes. + Male candidates preferred. + Candidates who want to renew will be preferred. + Subleasing is not allowed + Room is single occupancy only. + I can recommend your application to property management. However, final approval will be made by property management after running a credit and background check. US credit history and credit score are generally expected by property management. In my experience it is highly unlikely property management will approve you if you don't have a US credit score. Having a Co-Signer/Guarantor will help if you don't qualify based on income but having some credit history/credit score is essential. They will also charge a roommate switching fee for the lease, split between you and my departing roommate. There is also an annual ~45$ EFT fee.
