It is easier to buy a property to own if a tenant is living in the unit for it shows the bank you can pay for that property on time per Landlord's verification and owning is less than rent. Owner pays Assessment fee of $210/mo. for outside maintenance, tennis courts, basketball court, playground plus $240/yr for Association & deluxe swimming pool. Tenant pays Electric and water/sewer. Upgraded 3 Ton A/C and heat pump installed replacing 2.5 Ton installed by Builder to make such more efficient and better living. Out of State owner will pay for any repairs and materials needed but need responsible tenant that will take charge to set any service calls or might be handy for something small. Credit Score should be 680+ and Collection Accounts are a solid negative to rent as well as very low Credit Scores. If you're using Zillow's Rental Manager tool also used for Trulia and Hotpads, the applicant pays a $29 rental application fee to use Zillow's tool for up to 30 days (during which time they can apply for any additional properties that have Applications on Zillow, Trulia & Hotpads with that one time fee for 30-days).
