Loud parties, disruptive gatherings, excessive noise, or other conduct that unreasonably disturbs the peace and quiet enjoyment of the neighborhood is prohibited. Landlord Access: Landlord or Landlord's authorized agent may enter the premises for inspections, maintenance, repairs, showings, or other lawful purposes upon at least forty-eight (48) hours' notice to Tenant, except in the event of an emergency or as otherwise permitted by applicable Nevada law. Pet Policy: No pets or animals are permitted on the property without the Landlord's prior written approval, except as otherwise required by applicable law. If a pet is approved, a separate pet agreement and additional deposit or fee may be required. Keeping an unauthorized pet on the premises shall constitute a violation of the Lease Agreement and may result in termination of the tenancy in accordance with applicable law. Maintenance Responsibilities: Tenant shall maintain the premises in a clean, safe, and sanitary condition at all times. Tenant is responsible for routine upkeep, including lawn care unless otherwise specified, replacement of light bulbs and HVAC/air filters as reasonably necessary, and promptly reporting maintenance or repair issues to Landlord. Landlord shall be responsible for structural repairs and repairs to major systems and equipment for which Landlord is legally responsible, except to the extent repairs are required because of Tenant's misuse, negligence, intentional conduct, or failure to promptly report a known problem. Late Rent Fees: Rent is due on the first (1st) day of each month. If rent remains unpaid following any grace period required by applicable Nevada law, Tenant shall be responsible for a late fee not exceeding the maximum amount permitted by Nevada law. Any returned or dishonored payment may result in a $35 returned-payment fee, to the extent permitted by applicable law. Smoking Policy: Smoking or vaping of any kind, including but not limited to tobacco, cannabis, marijuana, or electronic cigarettes, is strictly prohibited inside the residence and in any enclosed area of the property. Violation of this policy shall constitute a material violation of the Lease Agreement and may result in termination of the tenancy in accordance with applicable Nevada law. Subletting and Assignment: Tenant shall not sublet any portion of the premises, assign the Lease Agreement, offer the premises as a short-term rental, or permit another person to occupy the premises in exchange for compensation without the Landlord's prior written consent. Any unauthorized subletting or assignment shall constitute a material violation of the Lease Agreement. Renter's Insurance: Tenant MUST maintain renter's insurance throughout the entire lease term, including coverage for Tenant's personal property and personal liability. Tenant shall provide proof of coverage prior to occupancy and upon Landlord's reasonable request during the lease term. Landlord is not responsible for loss, theft, or damage to Tenant's personal belongings except to the extent otherwise required by applicable law. Condition of Premises: Landlord and Tenant shall document the condition of the premises at the commencement of the tenancy. Tenant shall return the premises at the conclusion of the tenancy in substantially the same condition as received, ordinary wear and tear excepted. Tenant shall promptly notify Landlord of any damage, water leaks, plumbing problems, electrical issues, HVAC problems, or other conditions that could cause additional damage to the premises if not promptly addressed. Compliance with Laws: Tenant shall comply with all applicable federal, state, and local laws and regulations relating to Tenant's occupancy and use of the premises. Nothing contained in these additional terms is intended to waive or limit any right or obligation that cannot legally be waived under applicable Nevada law.
