For purposes of financing, creditors will likely be most interested in knowing that it is a new build, entirely up to code, and is technically a 390 sq. ft. one bedroom two bath (including the parts in the back still being finished) with a finished high-wall attic, encapsulated crawlspace (the best!), and 280 sq. ft. detached deck. Because the stairs in front going to the two rooms and open area upstairs are tiny house stairs, the upstairs is considered a finished attic and doesn't technically count towards the number of rooms or square footage. And despite it's uniqueness, we have had no trouble getting house insurance. The house is entirely on city utilities but unfortunately the AC heatpump is not working properly.
