The Rundown; We are 2 single gay guys looking for a new roommate to co-habitat in the charming top unit of a 3 unit building in the amazing Hayes Valley.... Alamo Square or Lower Haight neighborhood, depending who you ask and what mood they're in;) There is 1 bedroom available for rent in this classic 3 bedroom/1 bathroom flat in San Francisco, right in the middle of Lower Haight, Alamo Square, Hayes Valley and Divisadero. Close to 21 and 22 bus lines. Walking distance from Haight St. and Church & Market MUNI Station. The room is unfurnished in a fully furnished apartment (sans microwave). We are ideally looking for a long term roommate... someone who's planning on stay a couple years or so. The building is pre-1906, with lots of old detail, high ceilings and large wooden windows with a great view. The Room: 11' 6" x 9' 8" (minus 4 sq. ft. for a defunct chimney) UNFURNISHED, easily fits a queen size bed, a small dresser and a small desk. Two windows with shades, good sunshine in the afternoon, one window pane has a small crack in it. One closet with built-in shelving and a light. There is a heater in the room (and in every room) with its own thermostat that works well. The room (entryway, staircase and landing) was recently carpeted in 2014. and good paint (2012). The room is $1,150 a month, PLUS the communal necessities; XFINITY (premium cable, landline & wifi) $75, 1/3 of PG&E (can range from $15 per roommate to $95 per, though usually stays on the lower end of things), and a portion of the building's utilities (trash & recycling, and water & garbage.) usually between $25-$60. So roughly between $115 - $230 in addition to rent monthly... give or take a few dollars of course. Apartment: Second floor apartment (top floor of a three story unit). Amazing location, just seconds from Alamo Square park and countless bars, restaurants and shopping in any direction. Large set of recently carpeted stairs leads up to the foyer and shared bathroom,three bedrooms and a good size living room, which can seat 6 people comfortably. We have a 42" flat-screen, HD and all of the premium channels. The kitchen is big with tons of light, and amazing view, new-ish appliances, new linoleum flooring (2013) and tons of counter space. No dishwasher, laundry or dryer or site. There is a wash 'n fold/dry-cleaner across the street or several coin-op washers within a block. We do not have a chore schedule or anything like that because we are pretty easygoing and would expect you to keep the shared spaces in the apartment (kitchen, living room, bathroom, etc.) clean and functional for us all. That being said we would need you to split the effort & cost of making sure the communal apartment supplies [ie. TP, hand soap, cleaning supplies, trash bags, cling wrap, etc.] Roommates: -I'm Leo... I've lived here for about 13 years and hold the lease to the apartment. I'm a 35 year old gay male, born and raised in the Bahamas. I've worked primarily as a Visual Merchandiser for almost 10 years now and am now looking into how to evolve using the same skill sets into other forms of visual design & aesthetics. I'm pretty chill... tend to go with the flow (unless it relates to anything visual, I probably have an opinion lol). I'm kinda of a homebody if I'm not working... decorating the apartment, crafting, (420 friendly,) DIY-ing, watching bad TV, eating take-out. Usually I watch TV and chill in my room with a friend. Sometimes in the living room. When I do go out it's usually to meet a friend, go to a park, a movie, a museum.... maybe shopping. I'm not much of a drinker ATM but if I do definitely G&T's and most likely daytime. The communal areas are 420 friendly of course, I smoke cigarettes in my room sometimes, which can occasionally smell in the hallway but not very often. - Mike is 27, gay and originally from South Texas. He has been in SF for about 4 years now. He went to FIDM and works in fashion. Mike likes to spend most of his time hanging with friends/coworkers or taking on a sewing project. His schedule is pretty typical, And includes a run every morning and going out on weekends. He like pizza, pork buns, beards, 420 friendly, being outside as much as possible and also laying low on the couch. He make some mean enchiladas. - We Both spend a lot of time in our rooms, but of course everyone is welcome to hangout/ use the living room and kitchen. Once in a while we'll have the occasional dinner party or happy hour, which we would let you know about and wrap up at a reasonable hour. We're both laid back and 420 friendly. Rent: - Rent is due no later than the 1st of the month so that your payment has time to clear. Rent is $1,150/month plus about $115-$230/month in utilities/cable/wifi (due around the middle of each month).
