Tenant shall take reasonable precautions to prevent freeze damage during cold weather advisories, including draining exterior faucets and the backflow preventer prior to forecasted freezing temperatures. Tenant is responsible for regularly inspecting and replacing HVAC air filters at Tenant's own expense, at intervals recommended by the manufacturer or more frequently as needed. Tenant shall be liable for the cost of repairs resulting from failure to take these precautions. A pet fee applies to any pets kept on the Property, as further described in the Pet Policy section of this Agreement.
