I provide a home warranty for the home. Why this is important to you is because if something breaks, you don't wait until I can get to it. You tell me the issue, I log on to my app & submit a request to get item fixed. Within a min or two, I know who the contractor is that will fix the issue. I send you a copy of the information & you call and schedule the appointment. I pay all the fees. It is just a nice feeling to know everything will be fixed right away. New carpet, freshly painted home. It's a great home with a LARGE fenced in yard for kids & parking. The community itself is great if you have kids. I learned a lot speaking to one of my neighbors there: - Baltimore County Schools/ no city schools - Battlegrove Elementary School - kids walk to school. They have a before and after school program ($100 per month for before school & $150 for after school per month) - Elementary school is the location for signups for baseball, dance etc. - Well maintained park at the end of the street with baseball field etc. - Sparrow Point Middle School & High school are right next to each other. Kids would take the bus as I understand - The community Center has indoor soccer and other programs for the kids. - The Community Center cost as I understand is $10 a year and includes Friday night 6:30pm - 8:30pm for the kids. - Parents get Friday out to dinner (without kids if they want) Pets accepted with landlord approval. Qualifications for acceptance and Applicants must provide the following with the application: (No exceptions) ** Min Gross Household income (before taxes taken out) of 3 x $1,550 monthly rent. This can be from pay stubs, child support or any other consistent monthly income. 1. Driver s License : Copy required of all adults in the home. 2. Last Three (3) months pay stubs and/or Income verification of anyone that will be signing the lease. 3. Proof of Previous Residence - must be in a current lease even if month to month. Lease required 4. Payment History - Proof of payments made on time 5. Document or email from current landlord/apartment stating the monthly payments received date Tenant pays for all utilities
