Home is surrounded by mature trees. Two-car garage, and drive, for off-street parking. Walking distance to shopping and restaurants, public parks and swimming pools, and city hall. Best public and private schools in metropolitan Kansas City. All utility accounts are already in place, and will be billed to a tenant transparently and monthly. Owners live in near-by Lawrence, Kansas, and New York City. Flexibility, on behalf of tenant convenience is my mantra -- as I've been a tenant myself for almost forty years in New York City, and for many previous years.. As both a long-time tenant AND landlord, I see well both sides of the dynamics of maintaining a home, which I fully understand to be a sacred place, in every tenant's life, as it is in mine. I prefer to keep all utility accounts, including electricity, gas, water, sewer and Internet, in my name, and accept a fully-refundable $400.00 deposit on their behalf. In 2021, utility totals for the house came to $4,213, with three individuals in the home. If desirable, I include a clause in my rental agreements that allow for an early departure from the home, if a resident's circumstances or plans change, on sixty day's notice.
