Once the applicants are approved, the landlord will upload the lease for the tenant and landlord to sign through Zillow. 3. Then, an HOA form must be signed by the tenants with a $75 fee to the HOA Association for HOA screening. Then, the tenants send back the form and fee to the landlord to get approval through the HOA Board. The Landlord will provide the form to the tenants. 4. Tenants must be approved through the HOA board at least 10 days before the rental period commences. 5. Once tenancy approval is completed, The landlord will inform the tenant of the right to occupy the unit and begin the rental process. All entry information will be given at that time. 6 month lease. First and last rent is due before entry. Duke energy is initially paid by the landlord; tenant reimburses landlord with security deposit funds at end of lease term. $200 cleaning fee deducted from security deposit. $20 parking fee. $75 cost for Hoa lease fee ( with form) Late charge for rent occurs five days after rent is due.
