Walkable to Larchmont Elementary or St. Patrick School. - All persons on the lease must reside at the address. - Co-signers are not accepted. - No smoking allowed in house or garage - evidence of smoking will result in forfeiture of security deposit + cost of remediation. - No mounting of anything on walls requiring holes larger than 1/8" (nail size) without consent of owner/manager. Preferred method of hanging is in existing holes or via 3M Command brand hangers. - Tenant shall maintain electric/water service in their name for 72 hours after end of lease for maintenance/cleaning. - House/flooring to be professionally cleaned upon vacating by company of owner's choice, price not to exceed $450 (assuming no excessive cleaning needed, which would result in additional cost). Cleaning charge does not include inside of windows/window frames, which must be cleaned - additional charge of $6.95/window to utilize cleaning company, w/notification if not intending to use cleaning company for windows at least 10 days prior to move out. Professional cleaning does not include garage, which must be cleaned by tenant. - When in use, HVAC filters must be changed every 30 days or as needed due to conditions & email/text sent to owner verifying. If HVAC service issue arises as a result of not changing filters, tenant will be responsible for repair cost. - All furniture must have felt pads under feet to protect wood floors - Wood floors to be cleaned with Bona brand floor cleaner. - Heating oil in tank to be refilled at move out to same level that it was upon move in (marked on stick), approx. 100 gallons. - Tenant must keep house at a minimum of 50 degrees Fahrenheit to prevent pipes from freezing. - Heating oil tank must not be allowed to run empty - if it does, tenant is responsible for priming by HVAC company of their choice, and is responsible for any damage to the system. Second instance of allowing tank to run dry will result in the tenant covering the cost of the service call. - Owner will schedule and pay for HVAC service to be performed as needed. - Tenant agrees to follow city ordinances regarding parking (i.e. no parking on lawn or blocking sidewalk), maintaining yard, etc. - Tenants agree to leave exterior lights on for security purposes and monitor lightbulbs (interior and exterior), changing when needed. - Yard maintenance: Lawn mowed every 7-10 days under nominal conditions, edged at least monthly, owner to spray for weeds 1-2 times per year. Wood chipped beds kept free of weeds. Owner will put down fresh wood chips as needed and weed inhibitor in the spring. Yard must be raked and reasonably free of leaves and debris. If yard is not properly maintained in the landlord's opinion, landlord will give 72 hour notice in writing (text, email, etc) notice to tenant after which landlord reserves the right to remediate the yard at a cost of $100.00 to the tenant, to be paid by check. - Tenant agrees to keep the yard free of animal feces. If discovered otherwise, tenant will be advised. If second instance, tenant will be assessed $50.00 to be paid by check. - Tenant will provide proof of rental insurance policy within 14 days of beginning of lease.
