House was built in1982 and has been owned by my mother-in-law for several years. It is located in a small, one street, mobile home park in Townsend, TN. The location is very private and most do not know that it is there. Townsend is located next to the entrance to the Great Smoky Mountain National Park. It is 30 minutes from Pigeon Forge and 40 minutes from Gatlinburg. This home is the last unit on the street and on a cul-de-sac. Private location, as the lot you see to the right is empty and too small for another mobile home. This is a two bedroom, two bath unit which is being sold fully furnished. The furnace is electric and she had a new mini split installed last Spring. The mini split provides heat and air conditioning. The house gets good natural light and the sun warms the house up in the Winter. City water and septic for the sewer. All appliances stay, including washer, dryer, microwave, toaster oven and a window a/c unit purchased before the mini split. I'm taking exact measurements this weekend, but believe the dimensions to be 14 x 60. The aluminum ramp seen in the pics is portable and unattached. I don't know if the lease requires a specific age, but I know the lease title refers to it as a senior park. I'll guess that people in their 50's and up are fine to apply. Owners live across the street and will need to approve buyer before sale. Lease does not allow for this to be used as rental property (i.e Airbnb, etc). Lot rent is $275 per month and water is $25 per month. Park allows for owners to have two small dogs. $69,000 or best offer.
