Preferred Lease Term is 9 months with some flexibility depending on lease start date. Again, preferred lease term are the dates above. Wonderful great room with a natural gas fireplace and 75" big screen TV. 3 Bedrooms and 3 1/2 Baths. Fully furnished and stocked. Large private backyard with deck, bar-b-que, patio with fire pit. Includes bedding, towels, etc.. Owner will store items in the basement level of the tri-level house. Owner will have access to that level during the approximately 20% of the lease term that he is in the Mercer Island area. 80% of the time, Owner is in Utah or travelling. Owner does not sleep in the basement level. Separate entry does not interfere with the main level and upstairs level which are being leased by Renter. $1000 of monthly utilities named below are in addition to the monthly rent of $4000 per month. All utilities will stay in Owner's name and be paid by Owner each month. Utilities provided to Tenant include Water, Sewer, Garbage, Yard Waste, Recycle, Electricity, Natural Gas, Broadband Internet and Bi-Monthly Yard Cleanup. TV streaming services are not included in the Rent and will be paid for by the Tenant. If the above utility expenses are more than $1000 per month, then tenant will pay the amount over $1000. Some utilities are billed for 60 days and will be averaged. Detailed terms are in Lease Agreement. No smoking allowed. In addition to the lease Security Deposit and the Utility Holding Fee, Tenant shall purchase a Renters Insurance Policy and name Landlord as an additional insured on the policy. Owner will remain responsible to pay Property Taxes and Property Insurance.
