    Renting out FURNISHED ONE ROOM in two bedroom condo. The private room is 110 sq ft with easy accessibility to a large closet space. The room is in close proximity to a bathroom which is not shared with anybody else (100% yours). Next to the room is the in unit laundry amenities which were purchased in 2023. The room is spacious and allows for a bedside table and a dresser to fit comfortably. In the living room there is easy accessibility to the patio. The living room includes a couch, coffee table, two chairs, and a dining table with four chairs. immediately outside of the front door there are five guest parking spots which you are able to park in. A 1 minute walk away from the front door leads you to the community pool and jacuzzi which are hardly ever in use by the other members of the community. Kitchen was renovated in the year 2022. You are leasing for a minimum of one year, unless we have a discussion about another type of arrangement, the arrangement details would be agreed upon in writing. No forms of recreational drug use are allowed inside or outside of the property. No pets will be allowed on the property unless agreed upon. You will be given a guest parking pass for the course of the rental agreement that will go on the dash of your car that will allow you to park in any of the guest spots in the complex, there are 5 directly in front of the property, and there is another location nearby where there are more guest spots. You'll be given a gate clicker for the course of the rental agreement which will enable you to enter the community. Rent will be due on the 1st day of the month, if rent is not received by the 5th day, you are agreeing that a 5% penalty will added onto the monthly rent. You must notify me 60 days prior to moving out of the property, if not, you will be penalized 30% of one month's rent. If the renter notices anything that is concerning, they must notify the landlord via phone or in person as soon as possible. Renter must notify the landlord if they're bringing over a guest. Renter must notify landlord if the guest plans on staying the night to ask for permission. Permission will be granted on case to case basis and the maximum of 6x/month. Renter will be held liable for any damages caused by their guests.
