The tenancy shall automatically renew every 28 days. Either party may terminate this agreement with a minimum of one (1) day's written notice prior to vacating. Rent Due: Rent is due in full on the first day of each 28-day rental period. Payment must be made on or before the due date. Failure to pay rent when due may result in late fees and/or termination of the tenancy in accordance with applicable laws. Occupancy Limit: Maximum occupancy is limited to two (2) persons. No additional occupants are permitted without prior written approval from the landlord. No Smoking Policy: This is a strictly non-smoking property. Smoking of any kind, including cigarettes, cigars, vaping devices, or any other smoking materials, is prohibited inside the room. Prohibited Activities: The following activities are strictly prohibited anywhere in the room or on the property: Smoking, inhaling, or injecting any substances, including illegal substances Production, distribution, or possession of illegal substances Violation of the No Smoking Policy or Prohibited Activities may result in immediate termination of the lease and additional cleaning or damage charges, as well as potential legal action. Pet Policy: Up to one (1) pet is permitted with prior approval. A non-refundable pet fee of $150.00 per pet is required before occupancy. The tenant is responsible for any damage caused by the pet. Cleaning Fee: A mandatory room cleaning fee of $150.00 will be applied at the end of the lease term and is due upon move-out. Condition of Room and Property: The room must be surrendered in good condition, ordinary wear and tear excepted. Any damage beyond normal wear and tear shall be the responsibility of the lessee, and all repair or replacement costs will be charged accordingly. All furniture, fixtures, and equipment (FF&E) provided by the property owner remain the sole property of the landlord at all times. No items may be removed, altered, or replaced without prior written consent. Storage/Holdover Provision: Tenant must vacate the room and remove all personal property no later than 11:00 AM on the final day of the lease term. If the room is not vacated by 11:00 AM and/or any personal property is left behind, a storage/holdover fee of $50.00 per day will be charged until the room is fully vacated and all items are removed. This fee does not waive the landlord's right to pursue additional remedies permitted under applicable law. Renters Insurance: Tenant may, at their own discretion and expense, obtain renters' insurance to cover personal property and liability. The landlord is not responsible for loss, damage, or theft of the tenant's personal belongings.
