Lease Terms & Application Requirements
First month's rent and a security deposit equal to one month's rent are due prior to move-in. The security deposit is refundable, less any lawful deductions under the lease and Texas law, including unpaid rent, damages beyond normal wear and tear, cleaning, or other charges permitted by the lease.
Tenant is responsible for utilities, including electricity, water, wastewater, trash, recycling, HOA fee and internet/cable services.
Landlord is responsible for lawn care.
Dogs friendly! One-time non-refundable pet fee of $300 per approved dog.
Under no condition can tenant sublet any portion of the property or short term rent any portion of the property. All occupants must be on lease.
No smoking or vaping permitted inside the home, garage, or apartment or on the porches.
Tenant shall maintain renter's insurance throughout the lease term with minimum coverage of $100,000 in personal liability protection and $10,000 in personal property coverage.
Application Requirements:
All applicants and occupants age 18 and older must submit an application and complete the screening process.
An in-person or virtual tour is required before an application is considered complete.
$35 application fee per applicant for credit and background screening. Reusable tenant screening reports will be accepted in accordance with applicable law.
Employment and income will be verified. Preferred qualifications include gross monthly income of at least three times the monthly rent and a history of timely payment of financial obligations.
At least two years of verifiable residential history is preferred.
Applicants may be denied for prior evictions, outstanding balances owed to previous landlords, material lease violations, falsified application information, or unfavorable landlord references.
Applications are evaluated using objective criteria, including income, credit history, rental history, and overall qualifications.
Lease Terms:
Standard lease term is 12 months.
Longer lease terms of 18 or 24 months are preferred and may be available upon request.
