First month + last month + security deposit required to move in* Renter is responsible for Water, Electric, and Gas. Renter is also responsible for maintaining a proper salt level in the water softener /switching AC filters in a 3 month interval. (Failure to do so can result in forfeit of security deposit.) Late fees apply** late rent is considered 24 hours past due date. (No advanced notice of late payment will result in an automatic late fee applied no exceptions) 1st time $100 2-4 times$250 late fee after first time Any subsequent late payments can result in automatic forfeit of security deposit Optional water filtration system requires professional maintenance about once a year. (includes switching filters.) Security deposit will be returned in the same payment method provided within 14 calendar days once property is inspected and deemed to be in the same condition as before you moved in.
