Conveniently located near schools, shopping, and everyday amenities. Water, sewer, and garbage are included. Tenant is responsible for electricity. Rent: $1,650 per month Security deposit: $1,650 Pets are considered with landlord approval. A refundable pet deposit of $300 is required for pets under 30 pounds and $500 for pets 30 pounds or more. All adults age 18 or older must complete an application. Credit, background, eviction-history, rental-history, and income verification are required. 2. Lease Term: Initial Term: This lease shall be for a fixed term of 6 months, Renewal Terms: At the end of the initial term, the lease may: Be renewed for an additional fixed term of 6 months, provided both parties agree. Proper notice of 30 days must be given by either party for non-renewal. 3. Rent: Amount: Tenant agrees to pay $1650 per month. Due Date: Rent is due on the 1st of each month. Late Fees: A grace period of 5 days is provided. Rent not received by the 5th of the month will incur a late fee of $75. If not paid could be subject to Eviction Payment Method: Rent must be paid via Zelle or other electronic payment method, cash is possible but highly discouraged to protect landlord and renters, Late payments must be included if applicable 4. Security Deposit: Amount: One month's rent. $1650 Additional Deposit for Pets: For dogs over 30 pounds: An additional $500. For dogs under 30 pounds: An additional $350. The security deposit, including any pet deposits, and returned at lease end, minus any deductions for damages or unpaid bills.. These deposits must be given to landlord by the time they sign the lease. 5. Utilities: Landlord is responsible for the following utilities: Water Sewer Garbage Tenant is responsible for the following utilities: Electricity Gas Internet Utility Transfer Requirement: Tenants must transfer applicable utilities into their name by the move-in date. A penalty of $10 per day may be assessed if utilities are not transferred as required or if they revert to the landlord's name before the lease ends. Water Usage: Tenants must use water responsibly. Excessive water usage beyond typical residential use may result in additional charges. Garbage overfill: Tenants must not overfill Garbage. Excessive overflow causes the city to Charge fees This may result in additional chargers to tenant. 6. Parking: Tenants must park on their designated side of the duplex. Any overflow parking is prohibited unless otherwise agreed upon. 7. Lawn, Snow, and Rain Maintenance: Tenant is responsible for maintaining the lawn on their side of the property, including mowing, edging, and general upkeep. Snow and rainwater removal for the tenant's driveway and walkways is the tenant's responsibility. The landlord is not liable for slips, falls, or damages caused by ice, snow, or pooling rainwater. Each party is responsible for damage they cause. 8. Repairs & Maintenance: Minor Repairs: Tenants should handle minor repairs such as replacing light bulbs and tenant caused damage as tenant responsibilities . If not possible contact landlord/Property manager Major Repairs: Notify the landlord for major issues requiring repair. Costs for repairs due to tenant negligence will be deducted from the security deposit. Mold Reporting: Tenants must report any signs of mold or water damage immediately. Failure to report promptly may result in tenant liability for damages. Pest Control: The landlord is responsible for ensuring the property is pest-free at move-in. Tenants must maintain cleanliness to prevent infestations. Any pest issues caused by tenant negligence will be the tenant's responsibility. Landlord Liability Limitation: The landlord is not liable for any injury or damage to persons or property caused by tenant negligence, tenant actions, or third parties. Tenants agree to notify the landlord of any hazardous conditions immediately. Landlord will not be held responsible for injuries resulting from acts of nature or conditions unknown to the landlord. Tenants are encouraged to obtain renter's insurance to protect against personal injury or property damage. 9. Emergency Repairs Clause: For emergencies affecting health or safety, such as major plumbing leaks or heating failures, tenants must contact the landlord immediately. The landlord will begin handling them promptly.. 10. Pet Policy: Pets are permitted with prior approval. An additional pet deposit is required as follows: For dogs over 30 pounds: $500. For dogs under 30 pounds: $350. An additional deposit is required as outlined above. Tenants are responsible for cleaning up after pets and ensuring they do not cause property damage or disturbances. 11. Disclosures: Lead-Based Paint: The Premises were built before 1978 and may contain lead-based paint. Tenant acknowledges receipt of the EPA's pamphlet "Protect Your Family from Lead in Your Home." Tenant must sign an acknowledgment form confirming receipt of this information. Via Email Mold Prevention: Tenant agrees to prevent mold by ensuring proper ventilation, promptly reporting leaks, and cleaning any visible mold growth. Tenant acknowledges receipt of the pamphlet "Mold, Moisture, and Your Home." via email Fire Safety: Smoke detectors, carbon monoxide detectors, and fire extinguishers are installed and functional. Tenants should regularly test these devices. Tenants are responsible for making sure smoke and carbon monoxide detectors are working and have battery to them Emergency escape routes are provided in the attached document. (door and windows_ 12. General Rules: Respect property boundaries; tenants and their guests must remain on their designated side of the duplex. Any lease violations, including late rent, unapproved pets, or property misuse, may result in warnings or termination of the lease. Smoking and Vaping: Smoking and vaping, including tobacco, marijuana, and electronic cigarettes, are prohibited inside the premises. Violations will result in additional cleaning fees and may constitute a lease violation. Digital Communication: All official communications, including notices of entry or lease updates, may be sent electronically to the contact information provided by the tenant. 13. Crime-Free Lease Addendum: Prohibited Activities: Tenants, their household members, and guests are prohibited from engaging in criminal activities, including but not limited to drug-related offenses, prostitution, gang-related activities, assault, theft, burglary, or any nuisance-type activities. The premises must not be used for any illegal activities as defined under local, state, and federal laws. Gang-Related Activities: Defined as activities that occur within a gang or advance gang purposes. Drug-Related Activities: Includes the manufacture, sale, distribution, use, or possession of illegal drugs. Consequences: Any violation of this addendum is considered a material and irreparable violation of the lease, warranting immediate termination. Proof of violation does not require criminal conviction but must meet a preponderance of evidence standard. 14. Lease Violations and Early Termination: Lease Violations: Any violations of the terms of this lease, including but not limited to unauthorized occupants, failure to pay rent, property damage, or engaging in prohibited activities, may result in termination of this agreement and eviction proceedings in compliance with state laws. Early Termination: If the tenant wishes to terminate the lease early, they must provide written or email/text notice to the landlord and may be subject to penalties, including forfeiture of the security deposit or payment of remaining rent due under the lease term unless otherwise agreed upon in writing. 15. Additional Rules and Policies: Occupancy Limits: The property may not be occupied by more than 4 individuals without prior written consent from the landlord. An "occupant" is defined as any individual residing in the unit for more than 14 consecutive days or 30 days in a calendar year. An additional charge of $25 per month will apply for each occupant exceeding this limit. Failure to inform the landlord of additional occupants may result in lease termination or eviction. Resident Names and Occupancy: This lease agreement authorizes occupancy of the property by the following individuals No additional occupants are permitted without prior written consent from the landlord. Unauthorized occupancy may result in lease termination or additional charges as outlined in this agreement. Waste Disposal: Tenants are responsible for regular and proper waste disposal. Failure to comply may result in additional charges or lease violations. Property Changes and Improvements: Tenants must obtain written (text is fine) permission before making any alterations, including painting or remodeling. Unauthorized changes may result in charges to restore the property to its original condition. Renter's Insurance: Requirement: Tenants are required to obtain renter's insurance and provide proof of coverage within 15 days of signing the lease. Failure to provide proof of insurance shall constitute a material breach of this Lease Agreement. If Tenant fails to cure the violation after any notice required under Washington law, Landlord may pursue all remedies available under this Lease Agreement and applicable Washington law, including termination of the tenancy and eviction proceedings. Importance: Renter's insurance protects tenants' personal property and provides liability coverage in case of accidents or damage they cause. It also reduces disputes over liability between tenants and landlords. Hazardous Materials Clause: Tenants are prohibited from storing hazardous or illegal materials on the premises. This includes but is not limited to flammable substances, explosives, or toxic chemicals. Violations will result in immediate lease termination. Local Ordinance Compliance: Tenants must comply with all local, state, and federal laws and ordinances. Violations of these laws may constitute a breach of this agreement. Move-Out Cleaning: Tenants must return the property in the same condition as move-in, excluding normal wear and tear. Failure to clean adequately may result in cleaning fees deducted from the security deposit. Abandoned property will claimed by owner Alterations to Terms: Any changes to this lease must be made in writing and signed by both the landlord and tenant. Verbal agreements will not be enforceable. Pest Inspection and Prevention: Tenants must keep the premises clean and free of food or waste that could attract pests. Routine pest inspections may be conducted at the landlord's discretion with appropriate 17. Landlord Entry Policy: The landlord may enter the property for inspections, repairs, or emergencies with at least 24 hours' notice, except in cases of emergency. All adults age 18 or older must complete an application. Credit, background, eviction-history, rental-history, and income verification are required. Applicant requirements: Combined verifiable gross monthly income of at least 2.5 times the monthly rent ($4,125), satisfactory rental history, and completion of credit and background screening. All lawful sources of income are accepted.
