Maintain any tenant-specific areas or responsibilities specifically identified in the lease.
The landlord remains responsible for required repairs and for maintaining the premises in a fit and habitable condition as required by Tennessee law. Tennessee law permits a landlord and tenant to agree in writing that the tenant will perform specified maintenance or repairs, provided the agreement is made in good faith and is not used to avoid the landlord's legal obligations.

The tenant is responsible for the conduct of guests and other persons permitted on the property. Guests may not create disturbances, damage the property, or violate the lease terms or applicable law.
Property Care & Conduct:
The property must be maintained in a clean and orderly condition. Tenants and their guests must not intentionally or negligently damage the property, engage in unlawful activity, or unreasonably disturb neighbors. These responsibilities are consistent with Tennessee's statutory tenant obligations.
Insurance:
Tenants are encouraged to obtain renters insurance to protect their personal belongings and personal liability. Unless otherwise stated in the lease, the landlord does not provide insurance coverage for the tenant's personal property. Tennessee law requires the rental agreement to advise the tenant in writing that the landlord does not provide fire or casualty insurance for the tenant's personal property.
Landlord/Maintenance Contact:
The lease will provide the tenant with the landlord or authorized agent's name and address, along with a telephone number, email address, or online system for submitting maintenance requests, as required by Tennessee law.
Renewal:
The initial lease is for one (1) year. The tenant may be eligible to renew for another one-year term upon expiration of the lease, subject to agreement by both parties and compliance with the applicable lease and Tennessee law.
