Over the years, Northwest Kansas has built a very strong reputation for producing trophy whitetail deer, Rio Grande turkeys, and top-notch upland bird hunting that will keep even the most avid bird hunter busy for days. The remoteness of this part of the state results in very little human intrusion to the resident wildlife and allows all species to fully thrive, unlike other higher populated areas of the state. A strong focus on productive agricultural practices combined with strict wildlife management practices in this area results in trophy quality deer and turkeys, as well as above-average upland bird numbers. So, what does the perfect hunting property in this part of Kansas look like? Most would respond with a farm consisting of timbered creek or river bottom, quality crop and hay fields, minimal road frontage, and secure boundaries, secluded grassland or CRP fields with wooded draws for bedding, treestands, and hunting blinds already setup, and a history of trophy hunting. It seems like that's asking for too much, right?! Well, it's not! This 360+ acre farm is situated on Cactus Creek in Northwest Kansas, directly on the Norton/Phillips County line. If you follow the path of Cactus Creek, you will see there are over 1.3 miles of creek bottom running through the property. The owners have strategically planted food plots within each bend of the creek consisting of alfalfa and other specialty blends, depending on the year. Two large tower blinds provide great vantage points for hunting the food plots during archery season. Several ladder treestands are setup throughout the farm and have proven to be successful over the years. The owner has taken several trophy-class deer from the farm during the archery seasons, and this has to be one of the best turkey hunting farms I've ever stepped foot on. Check out the trophy photos!Over 67 acres of crop and hay fields bordering the creek bottom provide plentiful food sources for the wildlife year-round. Tall bluestem blend grasses border the crop fields providing textbook bedding cover for deer and prime habitat for pheasants and quail. The Southern portion of the ranch consists of rolling to rugged grassland with timbered draws. On an overhead map, this part of the farm can be completely overlooked for the qualities it provides. This grassland is completely secluded from any road and is elevated above the creek bottom below. Deep draws run through multiple portions of the grassland, creating prime bedding spots for mature whitetail bucks, who seem to be a little more reclusive with age.The entire acreage is situated within the center of two large sections of land, and the only county road frontage is W 1600 Road, that dead ends at the north entrance. This is the only access point to the property and is behind a padlocked gate. With no road frontage and incredible seclusion, this farm is well positioned to be highly successful during any hunting season. If you're looking for a high-quality, turnkey trophy whitetail hunting farm with creek bottom habitat, food plots, treestand, and blind setups, seclusion, and extensive trophy deer and turkey history, look no further than this unbelievable hunting property on Cactus Creek!Contact listing agents Adam Hann or Mitch Keeley to schedule your private tour of this hunting farm.
