Smoking Policy No smoking is permitted inside the Premises or on the property. Violation may result in lease termination and forfeiture of the security deposit. 7. Appliances The home includes brand new appliances, including: [STOVE, REFRIGERATOR, DISHWASHER, WASHER/DRYER]. Tenant agrees to use and maintain appliances responsibly. 8. Pet Policy Tenant may keep pets on the Premises under the following terms: Pet Type Maximum Allowed One-Time Pet Deposit Monthly Pet Rent Small ( 25 lbs) 4 total $250 per pet $25 per month per pet Large ( 25 lbs) 2 total $350 per pet $50 per month per pet Pet Rules: Tenant is fully responsible for all pet damage. Proof of vaccinations and licenses must be provided. Pets must not disturb neighbors or damage property. Pet deposits may be used to repair damages; any remaining deposit will be returned at lease end. 9. Maintenance & Responsibilities Tenant agrees to: Maintain Premises in clean and safe condition Report maintenance issues promptly Follow all applicable local ordinances and HOA rules (if any) Tenant is responsible for routine upkeep and minor repairs not covered by Landlord. 10. Lease Violations & Remedies Failure to pay rent, violation of pet policy, smoking inside the Premises, or neglecting utilities/maintenance may result in: Late fees Lease termination Forfeiture of security deposit
